Rental Requirements
Rental Application Info
In an effort to be as transparent and open as possible. We are sharing how we look at rental applications what our criteria are.
Screening Criteria:
- Income 3x monthly rent (ie rent is $800/month-> combined monthly income must be at least $2400)
- First & last month's rent along with security deposit
- No evictions in past 5 years
- No felonies or violent crimes in 5 years
- We will speak with past landlords and current employers
- Security deposit = 1 months rent {this does not take into account pet security deposits})
- Offering 1 year lease
Risky Tenant:
- Income 3x monthly rent (ie rent is $800/month-> combined monthly income must be at least $2400)
- First & last month's rent along with security deposit
- One or more party has an eviction in past 3-5years
- One or more party has a felony or violent crimes in past 3-5 years
- We will speak with past landlords and current employers
- Security deposit = 1.5x monthly rent (i.e. rent is $1000/month-> security deposit will be $1500 {this does not take into account pet security deposits})
- Offering initial 6 month lease with option to renew after that
High Risk Tenant:
- Income 3x monthly rent (ie rent is $800/month-> combined monthly income must be at least $2400)
- First & last month's rent along with security deposit
- One or more party has an eviction in past 3years
- One or more party has a felony or violent crimes in past 3 years
- We will speak with past landlords and current employers
- Security deposit = 2x monthly rent (i.e. rent is $1000/month-> security deposit will be $2000 {this does not take into account pet security deposits})
- Offering initial 3 month lease with option to renew after that

Reasons your application may be denied:
- All prospective tenants failing to complete the application in full
- You must be at least 18 years of age
- You must provide a copy of your photo identification
- You must provide your social security number (also known as SSN)
- You must provide a copy of a utility bill dated within the last 60 days
- A negative reference may cause you to be denied
- A previous eviction action (regardless of outcome) may be a cause for denial
- If you have been sued by anyone in an attempt to obtain a money judgement against you within the past five (5) years you may be denied. If you have a money judgment against you that is older than five (5) years old you must have legally satisfied that judgement or you may be denied
- If you have been convicted of illegally manufacturing or distributing a controlled substance as defined in sec 102 of the Controlled Substance Act (21 U.S.C. 802) you will be denied
- No smoking allowed
- If you have been convicted within the last six (6) years of any crime that shows a demonstrable risk to tenant safety and/or property you may e denied rental after consideration of the nature and severity of the crime, the age of the individual at the time of the conduct, and the amount of time that has passed since the criminal conduct occurred. Other factors may be considered on a case by case basis. Applicant shall provide any information or documentation that they would like landlord to consider regarding the conviction.
- If landlord is unable to verify any information on your rental application, including but not limited to, your prior rental history and your employment, you will be denied.
- If you have misrepresented any information on your application you will be denied rental.
